I became a real estate salesperson in the spring of 1986 and immediately started selling homes in San Jose, California. This was when interest rates were about 16% and a good part of selling a home was finding creative ways to finance it. We used loan assumptions, owner carried, wrap-around and other types of financing. Many people just accepted the rates as the new reality in real estate, and moved forward in buying. This was before the area got so valuable as a result of the new "Silicon Valley". I also started working as a property manager, from the commercial branch of the realty firm, and managed a variety of real estate for them.I enjoyed the challenge of collecting rents and keeping the properties operating efficiently.
I passed the brokers exam in 1992 and started my own real estate sales company in the Contra Costa (East SF Bay area). It was a very challenging time to sell real estate.
The next year, I started brokering mortgage loans. Interest rates had fallen dramatically, into the mid 6% range, and refinancing was the rage. Providing lower interest rate loans to homeowners was very rewarding, giving families more money for other purposes. I've been involved with both home sales and financing since that point.
I have been a member of the Solano Board of Realtors since 2000 and the East Bay Regional Board (Contra Costa and Alameda Counties) since 1999.
In 2002, my brother, Noble Griswold (noblegriswold.com) and I bought a Realty World franchise in Benicia, California, called Realty World All Services. Because of our experience and skills, we offered the client all real estates services, including law (Noble is an attorney), financing, property management and sales. This has proven to be very desirable to many of our clients, who appreciate the efficiency and professionalism of the firm. These were the years of high real estate activity, because banks would make loans to just about anybody, at low interest rates.
In the year 2006, Lennar Mare Island,(LMI)the developer of Mare Island, (de-commissioned Navy base in Vallejo), chose us their agent to sell the existing homes.They felt we were uniquely qualified to represent them as they sold these homes to the public. Because of this, we bought another Realty World franchise, and I became the primary owner of it and Noble took full control of the Benicia firm.
Realty World Silverado is our company, located on Mare Island, in Vallejo, California and we sell homes in Vallejo, Benicia and other nearby cities. We have 4 associated agents who service this and nearby areas. Plans for the sales of homes on Mare Island have been delayed, because of the slow-down in the market but we still see a great future this area and are excited to be a part of it.
